HOUSING BENEFIT Wednesday 9th November 2011

Tenants, claiming housing benefit, under the age of 35, need to be aware of a change in benefit with effect from 1st January 2012. The current entitlement will be changing to a maximum of ?58.50. This will, in our opinion, seriously affect the housing market and the security of tenants and financial status.

Letting Agents - lower voids Thursday 26th August 2010

One of the approved Tenancy Deposit Schemes (TDS) the DEPOSIT PROTECTION SERVICE (DPS) has examined the different VOID PERIODS experienced by Landlords who market their property ditectly compared to those that use a letting agent.
The findings are interesting. The DPS found that 63% of buy-to-let properties that used an agent kept void periods to within 2 weeks compared to only 38% for those Landlords that marketed their buy-to-let properties directly.
Two of the worst areas for voids were in Lancashire but their research also highlighted parts of Surrey, Hampshire and Essex showig higher than average void rates.
In some parts of the country the DPS found that over 50% of properties had been empty for over 3 months.
The reality is that in the current market of high rental demand there is no excuse for a pre-longed rental void period. If a Landlords property is empty they are not marketing their property effectively or it could ne time for a PROPERTY MAKEOVER.
Landlords should remember they are running a business and they need to be proactive in getting their investment property let, whether they emply a letting agent or MARKET THEIR BUY-TO-LET independantly. Cashflow is king and avoiding a void is critical to any successful rental business.

The Uk Property Shop, the National Directory of estate Agenst, reported in their proerty news (item 00714) in July 2008 of a demand for rental accommodation was up by neaarly 40% in June, says Your Move....


.....The overall the total lease commencement for 2008 is some 34 per cent higher compared to the same period in 2007.
This is a direct result of the crfedit crunch and the difficulty young buyers currently face in getting onto the property ladder.

A new license comes into force on 3rd July 2006. All landlords who have a pfoperty with more tha five people living at the address and or two or more units need further advise from the council. they can be contacted pn 01253 478442/478477. Pensions and the rental market Friday 15th April 2005

The Chancellor has has confirmed that his proposed inclusion of residential properties within individuals' private pensions, in addition to commercial properties that are currently allowed, is to go ahead from April 2006.

This could flood extra money into the property market, and demand could outstrip supply, especially in areas, such as Blackpool, with a high rental demand.
